The relationship between landlords and tenants
The relationship between landlords and tenants in Dubai is of great significance. Both parties should develop a positive and cooperative relationship for a smooth process of investing in or selling a property. As part of the Dubai judiciary system, Tenancy Law was designed to regulate the relationship between Landlords and Tenants and to protect the rights of the tenants.
The Tenancy Law focuses on the signing of the lease agreement between the Landlord and the Tenant. This agreement holds both the parties responsible for their current and future actions and disobeying this agreement leads to legal punishments and accountability. There are certain rules and regulations mentioned in the agreement that the Landlords and Tenants are obliged to follow and fulfil to their maximum capabilities.
Rights exercised by Landlords

Eviction of the Tenant

- The Landlord wishes to destroy the Real Property to reconstruct it or raise any other new constructions that will harm the Tenant to utilize the Real Property, in this case, the Landlord has taken permission from the legal authorities. The Landlord intends to reclaim the Real Property for his use or the use of any of his family members. However, before the Landlord orders the Tenant to evict the Real Property, they must ensure that the Tenant is aware of this scenario 90 days before the ending of the lease agreement and the Landlord should also provide valid reasons of eviction to the Tenant.
- Lastly, if the landlord wants the property to be reclaimed by the landlord himself or by any of his relatives, the landlord should provide a written notice of eviction with stated appropriate reasons for eviction to the Tenant. This process tends to protect the rights of the Tenant and the Landlord.
Other reasons for the eviction of the Tenant
Or if the Tenant Uses the Real Property for illegal purposes and thus can be evicted in this case if caught. Upon sending the payment reminder notice to the Tenant, if the Tenant still forgets to pay the rent of the Real Property, the Landlord can evict the Tenant in this case. If the Real Property is in a condition of collapsing and needs to be reconstructed, the landlord can order to evict the Tenant.
